Blocks of flats must become subject to a suitable and sufficient fire safety risk assessment as specified under The Regulatory Reform (Fire Safety) Order 2005, and the more recent Fire Safety Act 2021. The Fire Risk Assessment for flats will encompass the common areas of the property, and ensure residents are protected from the risk and effects of fire.
Also referred to as an ‘FRA’, the fire risk assessment should be carried out by a competent person for your HMO in order to ensure the responsible person for a building is taking the necessary steps to provide a safe building in terms of fire safety.
